The UK construction industry is continuing to adapt to major reforms introduced by the Building Safety Regulator (BSR), with 2026 already proving to be a significant year for regulation, compliance, and project delivery.
One of the biggest developments is the BSR officially becoming a standalone regulator earlier this year — a move designed to strengthen oversight across the construction sector and improve accountability following the Grenfell Tower Inquiry recommendations.
The regulator has also released new performance data showing improvements in Gateway 2 approvals for higher-risk buildings. Recent figures suggest approval rates have risen to around 71%, indicating that processes are gradually becoming more efficient after widespread industry criticism over delays and backlogs during 2024 and 2025.
However, challenges remain. Developers and contractors continue to face increasing administrative demands under the Building Safety Act, while many firms are still dealing with rising construction costs, labour shortages, and extended approval timelines. Industry commentators warn that these pressures could continue to affect housing delivery targets and major residential schemes, particularly in London and other high-density areas.
The BSR’s 2026–2027 strategic plan also outlines a stronger focus on remediation projects, competency standards, and improving collaboration with industry professionals. The regulator says its priority is to create a safer and more transparent built environment while reducing delays in the approvals process.
Looking ahead, the construction industry is expected to face further adjustment as the government continues rolling out new Building Safety Act measures and tighter regulatory oversight. Contractors, consultants, and developers are now placing far greater emphasis on compliance, documentation, and early-stage planning to avoid Gateway 2 delays and project disruption.
